How to Inspect Before You Buy

A Checklist for Examining Homes on the Market

EXTERIOR
* Is exterior low or no maintenance variety?
* What is the condition of walks and driveways?
* Is there a railing on the steps? What is the condition of the steps?
* Does the doorbell work?
* What is the condition of the roof, fascia and gutters?
* Does the dirt slope away from the house foundation?
* What is the foundation type?
GARAGE
* What is the condition of the floor--cracked and oily or spic and span?
* Does the garage door opener work?
* If it is used as a workshop, are the tools neatly organized?
GENERAL CONSIDERATIONS
* Is there a Seller's Disclosure Statement?
* If the house is an older home, is there a Lead-Based Paint Disclosure form?
* What appliances stay with the home?
* Do the window treatments stay with the home?
* What are the taxes on the home?
* Is the house in a flood zone?

 

 

 

THROUGHOUT THE HOUSE
* What is the type and condition of the carpet, linoleum, wood flooring?
* Are the windows whole, the screens in good condition, and the window frames OK?
* Are the closets jammed full in a haphazard manner?  This may be an overall reflection of housekeeping or it could mean that maintenance on the house is often conducted haphazardly. 
* Are the furnace, air conditioner, water softener, and other appliances clean and maintained?
* What is the condition of the electrical wires?
* Are fuses or breakers used?  
* What type of plumbing is used--copper, PVC, etc?
* Is the water pressure good?  Try flushing the toilets.
* Do the faucets leak?  Try running some water.
* Are there enough cabinets for your use?
* Does the fireplace look in good condition?
* Are the bathrooms clean?
